<p>Part of what makes Tiffany special is the greenery surrounding the road, and many homes back onto it adding additional value.  Tiffany Court also features unique elevation which gives us some very unique home exteriors.</p>
<p>Three different builders have built homes on Tiffany Court, including <a href="http://www.icreditmills.com/tag/great-gulf-homes">Great Gulf Homes</a>, <a href="http://www.icreditmills.com/tag/townwood-homes">Townwood Homes</a> and <a href="http://www.icreditmills.com/tag/regal-crest-homes">Regal Crest Homes</a>.  The standards are similar for each builder, with builders focusing on Large homes (Some as large as 7,000 square feet, however, most of the designs are around 4,500 square feet) with very exquisite features such as grand and large Foyer&#8217;s.  Tiffany Court lot sizes are slightly larger than other streets in Prestigious Credit Mills, and are mostly 65-75ft, however, some lots are larger at 80-100ft.</p>

<p><strong>REAL ESTATE TRENDS</strong></p>
<p><strong><span style="font-weight: normal;">Tiffany Court was one of the first streets in Credit Mills to join the Million Dollar Club, and is only one of twelve streets to have done so (As of May 2010).  Tiffany Court shows very strong Real Estate Appreciation numbers, especially those homes that back onto greenery.  Homes that back onto the greenery have sold and re-sold at an amazing 11% per year &#8211; this is not only one of the best among Credit Mills, but also the entire City of Mississauga (averages approximately 4.5% per year).  The homes that do not back onto the greenery still benefit from being around the other great homes and appreciate at approximately 6-8%, again, this is above average for Credit Mills.</span></strong></p>

<p>The graph above shows the average sale price of homes on Tiffany since 1994.  The graph has a lot more &#8220;up and down&#8221; than other streets, however, this is due to the fact that there are homes that vary a great deal in value &#8211; again, this is due to certain homes backing onto greenspace, and a large variety of square footages (3,700-7,000).  In some years, there are simply more sales of the &#8220;smaller&#8221; homes, which leads to a more volatile graph.</p>

One aspect that sets Rosegate Drive from other streets is that there were two different builders: <a href="http://www.icreditmills.com/tag/townwood-homes">Townwood Homes</a> and <a href="http://www.icreditmills.com/tag/daniels-homes">Daniels Homes</a>.  The Majority (70%) of the homes were built by <a href="http://www.icreditmills.com/tag/townwood-homes">Townwood Homes</a>, however, some unique Tudor Style homes towards <a href="http://www.icreditmills.com/street-profiles/montclair-drive">Montclair Drive</a> were built by <a href="http://www.icreditmills.com/tag/daniels-homes">Daniels Homes</a>.  Homes were first occupied in 1990, and while most of the homes feature 55-65 foot frontage, some lots do have larger lots (75-85ft.).  Homes on Rosegate are large, starting at 3500 square feet all the way to 6000 square feet and beyond.</p>

</strong>Rosegate Drive become a member of the Million Dollar club in 2007, however, only one home has sold over the Million Dollar mark.  In the last two years, the average sale has been just a touch over $860,000, with 5 homes sold out of 13 total listings.  Sale and re-sale rates for Rosegate indicate a growth percentage of 5-6% per year, which is about average for the Credit Mills area, and higher than the average for Mississauga (4.5-5% per year).</p>

<p style="text-align: left;">The above graph shows the average sales for every year from 1990-2010 for Rosegate Drive.  The graph clearly shows an upward trend that indicates the positive Real Estate property value on this street.</p>
<p style="text-align: left;">As with most Luxury homes, it is not unusual for homes to take longer than the average time to sell.  Over the last two years, the average Days on Market for Mississauga has been approximately 30 days.  Rosegate, on average were listed for 52 days before selling or being terminated.  We have not had a new listing on Rosegate in almost 12 months, which highlights the exclusivity of the street.</p>

Elmridge Drive was built in the early 1990&#8242;s by Great Gulf Homes.  Like other <a href="http://www.icreditmills.com/tag/great-gulf-homes">Great Gulf Homes</a> in Credit Mills, the homes feature Grand Foyer&#8217;s with Spiral Staircases, Large Square Footage (Ranging from 3,500 to over 6,000 square feet), 4-5 bedrooms, triple car garage, large lot frontages (60-85 ft. frontage), and the North side of Elmridge backs on to green space.</p>

Elmridge Drive is one of only 12 roads in Credit Mills that have sold past the Million Dollar Mark.   In the last two years (as of May 20th, 2010), only 9 homes have been put up for sale, 5 of which have sold.  As expected with larger homes, some of them do take a little while longer to sell, however, it should be noted that homes on this street have sold in as quick as 2 days, and as long as 102 days &#8211; so the average may be a little misleading.</p>

<p style="text-align: left;">The above graph shows the average sale price for every year on Elmridge from 1993 to 2010.  While there appears to be a lot of up and down, there definitely appears to be a definite upward trend.  In 2005, Elmridge sold it&#8217;s first home over $1 million, and since 2007 the average has steadily been over the $1 million mark.</p>

			<content:encoded><![CDATA[<p>Brandy Lane Court is one of Credit Mills most exclusive streets, and one of the handful of streets that has sold over the million mark.  Built in the early 90&#8242;s by <a href="http://www.icreditmills.com/tag/daniels-homes">Daniels Homes</a>, Brandy Lane Court offers unique Tudor Style and elegant exteriors that make it one of the most sought after locations in all of Mississauga.  Homes for Sale on Brandy Lane Court tent to be few and far between, with only homes for sale in the last two years &#8211; homeowners don&#8217;t like to move away from Brandy Lane Court.  Over the last five years, we have seen just 6 homes change hands from 11 listings, at an average price of $989,250.  With real estate appreciation values as high as 9% (one of the highest in all Credit Mills) it&#8217;s no wonder that home owners opt to stay here.</p>

When <a href="http://www.icreditmills.com/tag/daniels-homes">Daniels </a>built Brandy Lane, they knew they were catering to an exclusive crowd.  Very fine attention to detail and unique features were the name of the game.  Marble foyer&#8217;s, grand ceilings, unique features such as octagonal dining rooms and large lot sizes, including many with up to 200ft. depth are the norm on this street.  Homes were built large, ranging from 3,500 square feet to 5,000+ square feet featuring 4-5 bedrooms.</p>

<span style="font-weight: normal;">Brandy Lane Court joined the exclusive &#8220;Million Dollar Club&#8221; in 2007, and every home that has sold since has been over the Million Dollar mark.  The Real Estate Appreciation has been calculated as low as 6.5% and as high as an amazing 9% in some cases &#8211; this is above average for the Credit Mills area. </span></strong></p>

</strong>Bimini Court was built by <a href="http://www.icreditmills.com/tag/great-gulf-homes">Great Gulf Homes</a>, and many of the homes feature luxury upgrades such as triple-car garages and large lot frontages ranging from 55ft &#8211; 85ft.  Homes don&#8217;t come up for sale very often on Bimini Court, but if you have a chance to speak to some of the lucky homeowners who have lived there you&#8217;ll quickly find out why.</p>

<p>REAL ESTATE TRENDS<br />
With such few homes being sold on Bimini Court, it is difficult to put any patterns on the sales on the street.  Since construction in 2000, only 7 homes have been resold with the last sale in August of 2009.  In the last two years, only three homes have been put up for sale, with two of them selling.  In terms of value, Bimini Court offers similar specifications as other streets by <a href="http://www.icreditmills.com/tag/great-gulf-homes">Great Gulf Homes</a>, such as <a href="http://www.icreditmills.com/street-profiles/elmridge-drive">Elmridge Drive</a> but the prices remain less, with the average sales on Bimini for the last two years being $850,000, whereas on <a href="http://www.icreditmills.com/street-profiles/elmridge-drive">Elmridge Drive</a> the average sales are over the Million Dollar mark for the last two years.</p>

<p>The graph above shows the average sales on Bimini Court since 2001, and a definite upward trend exists.  The average price has increased from approx. $650,000 in 2001 to approximately $850,000 &#8211; a $200,000 increase on initial investment in 9 years &#8211; this is only a 3.5% annual growth, which is less than the average for Credit Mills.  It is important to note, however, that there have been no sales in the last year, which is when a lot of streets have seen significant growth in property value.  It will be very interesting to see how much the NEXT home on Bimini Court sells for&#8230;</p>
