Tiffany is one of Credit Mills crown jewels and perhaps one of the most premium Court’s in Credit Mills. Surrounded by greenery and a unique elevation that gives many homes on this Court a very large and grand feel. Owning a home on Tiffany Court is one of the best investments that a home owner can make, with some homes appreciating in value at over 11% per year – almost 3 times the City average.
LOCATION
Tiffany Court is located off Forest Ridge Drive, and turns into Silverwood Drive east of Forest Ridge. Tiffany also gives access to the Super exclusive Hilton Court.
UNIQUE FEATURES
Part of what makes Tiffany special is the greenery surrounding the road, and many homes back onto it adding additional value. Tiffany Court also features unique elevation which gives us some very unique home exteriors.
Three different builders have built homes on Tiffany Court, including Great Gulf Homes, Townwood Homes and Regal Crest Homes. The standards are similar for each builder, with builders focusing on Large homes (Some as large as 7,000 square feet, however, most of the designs are around 4,500 square feet) with very exquisite features such as grand and large Foyer’s. Tiffany Court lot sizes are slightly larger than other streets in Prestigious Credit Mills, and are mostly 65-75ft, however, some lots are larger at 80-100ft.

REAL ESTATE TRENDS
Tiffany Court was one of the first streets in Credit Mills to join the Million Dollar Club, and is only one of twelve streets to have done so (As of May 2010). Tiffany Court shows very strong Real Estate Appreciation numbers, especially those homes that back onto greenery. Homes that back onto the greenery have sold and re-sold at an amazing 11% per year – this is not only one of the best among Credit Mills, but also the entire City of Mississauga (averages approximately 4.5% per year). The homes that do not back onto the greenery still benefit from being around the other great homes and appreciate at approximately 6-8%, again, this is above average for Credit Mills.
The graph above shows the average sale price of homes on Tiffany since 1994. The graph has a lot more “up and down” than other streets, however, this is due to the fact that there are homes that vary a great deal in value – again, this is due to certain homes backing onto greenspace, and a large variety of square footages (3,700-7,000). In some years, there are simply more sales of the “smaller” homes, which leads to a more volatile graph.
